Waterproofing for bungalow flat roof

The Benefits of Flat Roof for Homeowners

Flat roof has been gaining its popularity both in commercial and residential which slowly becoming a signature design and sometimes associated with modern design. Having a flat roof over the traditional slopped roof is not only aesthetically pleasing in terms of design, but also have much more benefits to the property owners hence gaining its popularity.

Eliminating the traditional curved and slopped roof design gives the property a touch of simplicity and minimalism. On top of that, the design provides more space and usable rooftop space which can be transform into rooftop garden or large open area which are trendy in social medias.

Importance of waterproofing flat roof

As your flat roof is constantly expose to outside elements such as rains and uv rays, which can be damage the structure of the flat roof which would result in water leakage. Furthermore, building with flat roof are infamously difficult to waterproof. Waters are easier to be collected in areas like these which would lead to leaking issues.

Over the years, there are various waterproofing systems and solutions for flat roof areas .

Using Liquid Applied Membrane Waterproofing for flat roof – CHEMFLEX R100 – Heavy Duty Reinforced Synthetic Rubber Membrane.

Liquid applied membrane CHEMFLEX-R100 is suitable due to it’s UV resistance, flexibility with high elongation and easy to apply. Liquid applied membrane are often used among applicators due to ease of application, can be cold applied without requiring any heat or any special equipment .

Apply CHEMFLEX-R100 liquid membrane coating by brush, roller or squeegee in multiple coats to achieve a minimum film thickness between 1.5mm to 1.8mm. Application will be in 2 – 3 coats, depending on the porosity and texture of the application area. Let it cure 3-4 hours before applying the next coat.

Additional option: Pre-formed sheet membranes – SEALOPOL - Bituminous torch on Waterproofing Membrane

Another option would be using SEALOPOL, a pre-formed waterproofing sheet membrane which required to be applied by heat. The sheets are modified with asphaltic bitumen products that are bonded and produced into rolls. These sheets are have elongation and recovery properties making them suitable to protect against stresses created by wind, temperature and building contraction. While pre-formed sheet membrane has much better properties, it requires professionals and specific tools to apply it, hence having high chances of waterproofing failures if not applied correctly.

SEALOPOL membranes are installed by using cylinder fed propane gas torch. When using multiple burner, ensure the application of heat are uniformed and avoid overheating of the membrane. Lap joints have to be properly sealed and bleed outs maybe smoothened while end joints should be made with a minimum of 150 mm overlap.

Applying HYDROFOAM HD – extruded polystyrene heat insulation board for flat roof waterproofing.

Application HYDROFOAM HD insulates both the waterproofing membrane and the flat roof concrete slab from extreme thermal stress. On top of that, it also delays the aging effect on waterproofing membrane.

Conclusion

Having a flat roof requires proper waterproofing system and to ensure that water are able to be disperse as soon as possible to avoid water ponding and stagnation – as it will reduce the life span of waterproofing system in the long term. It will also damaged the structure of flat roof and cause continuously leakage if the waterproofing system is not done properly.
