Waterproofing works for structural high rise building

Malaysia is a tropical country where rainfall is very common. Whenever there’s rain, there will be water – one of the most dangerous elements for high rise building. Water intrusion in high rise buildings if left unchecked can cause difficulties to the property. Mold which is a common issue due to water seepage is a potential threat to the resident’s health. Usually an admixture of cement is used and brushed into the concrete surface. The surface should be cleaned and to be applied a new waterproofing layer such as Bruschrete FX which is a polymer-modified, flexible, cementitious waterproofing coating or similar waterproofing product.

Most roof and terraces in high rise building failed as they tend to use the old standard specifications with the application of one or two layer of cement slurry modified with waterproofing compounds. Terraces in a high rise  building usually can be applied waterproofing system together with Chemflex-R100, a heavy duty micro-reinforced synthetic rubber membrane or Sealopol a pre-formed bituminous torch on waterproofing membrane.

Using these products, which are developed with new formulas and chemicals which gives better results in waterproofing performance such as higher elongation and tensile strength. These products have excellent resistance to alkalis and salt solutions as well as good adhesion to concrete surfaces without priming or surface preparation required before application; therefore reducing the cost of installation significantly compared to traditional systems which require extensive preparation and curing time prior to application of membrane system.

Basement Walls for high rise buildings

Another critical space where waterproofing tends to fail are basement walls. One of the recommended ways  to repair a failing basement walls is by grouting injection with polyurethane from inside the basement. Walls will be drilled on an interval before injecting the polyurethane.

 

If water infiltration is occurring through cracks in basement floor or through the concrete footings then installing an interior drain system may be necessary to prevent water from pooling around the foundation and causing further damage to the structure of the property.

Basement Podiums for high rise buildings

Podiums are often used for laying gardens and plants hence water is used regularly in the area. If the waterproofing is done poorly, leakage of water can be seen instantly once the garden is laid. Regularly a lot of cases where the water damages the vehicles that is parked below the podium.

 Greatest care required when doing waterproofing for basement podiums. Best method would be removing the garden and treat the surface with waterproofing membrane. If there’s no option to remove the garden, second alternative would be polyurethane injection grouting from the side.
