Malaysia’s Waterproofing Wake-Up Call: 9 in 10 Buildings Are at Risk in Recent Survey

A new nationwide survey have revealed a big challenge for Malaysia’s built environment — and it’s literally seeping through the cracks.

9 out of 10 buildings in Malaysia face water leakage and seepage, with roofs and walls being the top problem areas. This including bathrooms and wet areas are not spared, with 1 in 10 showing failed waterproofing system.

What is worrying that many managers and property owners admit they delay repair due to budget issues. But waiting too long only make future repair costs even higher and speed up the building deterioration — a problem that can cost the industry billions and reduce property values.

One major issue is due to Malaysia’s outdated sinking fund rule, still setting aside only 10% for future maintenance. This rule was made decades ago, but today’s reality is very different — big repairs like waterproofing, repainting, or lift replacement are much more expensive now.

The survey also shows that Malaysia still have a strong “reactive maintenance” culture — waiting until leaks turn into big problems before doing anything. This approach end up with higher refurbishment bills, safety risks, and lower investor confidence.

At Chemind Industries, we believe it is time for a change. Preventive waterproofing is not just a cost, it is an investment for building’s long-term health and value in fact. With modern waterproofing system solutions like Torch-On Membrane, Brushcrete FX, and PU Injection systems, we help developers, property managers, and contractors protect their assets early, reducing cost and avoiding major disruptions later.

The future of Malaysia’s buildings industry rely on what we do today. The earlier we shift to preventive waterproofing and good maintenance planning, the more competitive and sustainable our buildings will be for the future.
